Here is a simple test to run on any property project before you spend a pound on it: take away the advertising and see what is left. What is left is paper. And in this story, the paper all sits on one side.

One side published everything

The Disney Beach Village owners put their entire file online: the 1987 state sale contract, Commercial Register No. 243949, valid and renewed to 2036, with a fresh official extract dated 22 July 2026, barcode included; subdivision decree No. 84 of 1992 as published in the Official Gazette; the coordinate tables defining the land to the metre; and the official reports and complaints. Every page carries its number, date and issuing authority, so any lawyer, journalist or buyer can request the official copy at the source and compare.

The other side answers with ads

Meanwhile, the "Hacienda Ras Elhekma" campaign is everywhere: media, billboards, social feeds. As of this writing, not one document has been shown to the public answering the published papers. You are not asked to believe either side on its word. Put the two next to each other and judge for yourself.

The rule to follow as a buyer

The side that holds a right publishes its documents. The side that doesn't makes ads. Before any reservation fee, ask the seller for the paper that answers the owners' paper: who owns the existing village's land, and what is the status of Case No. 57480 before Egypt's State Council? If the answer is "don't worry," then worry is exactly what the moment calls for.
